Dubai Residential Market Reaches AED 25.95 Billion in July as Buyer Confidence Underpins Market Resilience

Dubai, UAE – August 2026 – Dubai’s residential market continued to demonstrate resilience in July 2026, with sustained buyer confidence supporting healthy market activity despite a more measured pace of transactions compared with the exceptionally strong levels recorded during the same period last year. Supported by continued population growth, economic diversification and long-term investment confidence, the market continues to transition towards a more balanced and fundamentally driven phase.

According to Springfield Properties’ latest Dubai Real Estate Report, residential sales totalled AED 25.95 billion across 12,748 transactions during July. Off-plan developments continued to dominate market activity, accounting for 70.8% of residential transaction volume and 58.9% of total residential transaction value, highlighting continued confidence in Dubai’s development pipeline and the sustained appeal of integrated master-planned communities.

Within the commercial sector, transactions reached AED 7.45 billion across 1,011 deals, with land transactions accounting for nearly half of commercial transaction value, followed by offices and whole buildings, reflecting continued confidence in Dubai’s long-term business environment.
