Dubai, October 2026: Dubai’s real estate market recorded AED 90.62 billion across 36,738 residential and commercial transactions in Q3 2026, with off-plan remaining the largest residential segment and activity extending across a broad range of price points, locations and commercial assets.
Residential sales reached AED 72.58 billion across 33,949 transactions during the quarter. Off-plan recorded AED 41.58 billion across 23,457 transactions, while the secondary market reached AED 30.83 billion across 10,442 transactions. Secondary transaction value increased 24.22% from Q2, with volumes rising 22.52%, adding further breadth to residential activity.

Properties below AED 3 million represented 84.28% of transactions captured in the Q3 price-band data, compared with 82.45% in Q2. Properties between AED 1 million and AED 3 million accounted for the largest share at 44.04%, followed by homes below AED 1 million at 40.24%, highlighting the scale of activity across Dubai’s core residential price points.
Dubai South retained its position as the most active residential location, recording 5,165 transactions at an average AED 1,690 per sq. ft. Jumeirah Village Circle followed with 2,312 transactions, up from 1,992 in Q2, while Downtown Jebel Ali ranked third with 1,890 transactions. Business Bay, Dubai Creek Harbour and Dubai Marina also remained among the quarter’s most active locations.
Farooq added: “Dubai’s residential growth is extending across a wider geography, with communities such as Dubai South building significant transaction scale alongside established locations. Continued investment in infrastructure, connectivity and community development is opening new residential corridors and creating opportunities for buyers across different parts of the city.”
Residential pricing varied across property types. Villas recorded the highest overall average at AED 2,216 per sq. ft., followed by apartments at AED 1,794 per sq. ft. and townhouses at AED 1,341 per sq. ft., reflecting the different supply and buyer profiles across each segment.
Beyond residential property, Dubai’s commercial market recorded AED 18.04 billion across 2,789 transactions in Q3, with transaction volumes remaining broadly in line with Q2. Land remained the largest commercial category by value at AED 6.91 billion, representing 38.30% of sales.
Offices were the most actively traded commercial asset, with 1,123 transactions valued at AED 4.35 billion, compared with 1,005 office transactions in Q2. Whole-building transactions reached AED 3.64 billion across 87 deals and represented 20.18% of commercial sales value, compared with 13.40% in Q2. Together, land, offices and whole buildings accounted for 82.60% of commercial transaction value.

Dubai enters the final quarter of 2026 with a strong pipeline of new residential development and continued expansion across its business and residential districts. As supply increases, greater buyer choice is expected to sharpen competition between projects and place greater emphasis on location, pricing, product quality and delivery, while Dubai’s population, infrastructure and economic expansion continue to support long-term real estate demand.
