Price drop expectations ease as two-thirds of property seekers keep buying plans intact, Property Finder Market Pulse finds

Dubai, United Arab Emirates, July , 2026 – Buyer confidence in Dubai’s property market is maintaining a steady floor, while the sharp price caution that dominated the earlier half of the year is beginning to settle. Property Finder today released the latest edition of the Property Finder today released the latest edition of the Property Finder Market Pulse, its bi-monthly consumer sentiment poll in which active property seekers on the platform are asked about their buying intent and price expectations for the next six months.

The findings show a market driven by highly active, ready-to-transact buyers. Across May and June, approximately 66% of surveyed active seekers indicated they plan to purchase a property within the next six months. This appetite held remarkably steady over the period, standing at 67% in May and 66% in June, closely matching the 68% and 67% buying intent recorded in March and April respectively.

The major movement is in price expectations.

March and April saw expectations of a price decrease peak at 73% and 70% – the latest data indicates a clear turn toward market stabilization. In May, expectations of a price decrease fell to 63%, while 20% expected prices to stay the same and 17% expected an increase. By June, the expectation of a price decrease dropped another seven points to 56%, marking the lowest reading of the year since the conflict. Conversely, those expecting prices to increase rose to 24%, while the share of respondents expecting stability remained flat at 20%.

This shift in buyer perception is closely mirrored by current market pricing, as the actual median price per square foot was effectively flat across the two months, stabilizing at AED 1,335 in May and AED 1,334 in June, down from AED 1,393 in April.

What buyers think about price has changed a lot this year. Whether they want to buy, has not.

 “What we are seeing is a market that is transitioning from initial post-conflict hesitation toward a practical, data-driven buyer strategy,” said Cherif Sleiman, Chief Revenue Officer at Property Finder. “When two-thirds of active property seekers commit to near-term purchase plans, they aren’t just speculative window shoppers, they are high-intent buyers closely tracking physical market indicators.”

 He added, “The steady slide in price-drop expectations reveals that consumers are recognizing a realistic floor in the market, supported by the stabilizing price per square foot. Rather than pausing for a steep price correction that has not materialized, serious buyers are moving deliberately to lock down their property choices, showcasing the true maturity and long-term health of Dubai’s real estate ecosystem.”
