Q3 2025 vs Q3 2026 Dubai Rental Prices Property Finder

Key Insights by Cherif Sleiman, Chief Revenue Officer, Property Finder:

Asking rents in Dubai have eased over the past year, and tenants now have far more choice. Across the ten key apartment communities we track, median asking rents fell in nine between Q3 2025 and Q3 2026 and stayed flat in one. Villas followed a similar but gentler path, with eight of ten communities recording lower asking rents.

The clearest signal in our data is supply. In September 2026, the average number of apartments listed for rent each day on Property Finder was 55.1% higher than in September 2025, while renter enquiries grew 15.4%. With more homes competing for each tenant, landlords have had to reprice. On average, each apartment listing received 23% fewer enquiries than a year earlier.

This has been a gradual adjustment, not a sudden drop. Across these communities, the combined median apartment asking rent peaked at AED 135,000 in December 2025, eased steadily through the first half of 2026 and reached AED 100,000 by June.

The largest declines were in Downtown Dubai, where asking rents fell 21.74%, and Dubai Marina, down 16.13%. In Downtown, rents fell across every apartment size, so this is a genuine repricing and not simply more small units entering the market.

Demand is strongest for smaller, more affordable homes. In seven of the ten apartment communities, studios or one bedroom apartments attract the largest share of enquiries. In Business Bay, for example, one bedroom apartments make up 43.1% of listings but draw 48.7% of enquiries. In eight of the ten villa communities, three or four bedroom homes attract the most enquiries.

The villa figures need careful reading. Al Furjan is the only community with a clear rise, at 15.15%, and this is partly explained by more five bedroom villas coming onto the market. Rents for four bedroom villas, the area’s largest segment by enquiries, rose 9.4%, while three of the five comparable villa types there declined. Dubai Hills Estate looks flat overall, but five of its six comparable villa types declined or stayed flat.

For tenants, this is a good time to compare options and negotiate. For landlords, lowering the price alone may not be enough. With this much choice in the market, the quality of a listing, how visible it is and how quickly the landlord responds now matter more than ever.

September shows early signs of stabilisation. The combined median apartment asking rent edged up from AED 100,000 in August to AED 105,000, and enquiries per listing improved for both apartments and villas. One month does not make a trend, but it is an encouraging sign.
