Boutique ultra-luxury advisory publishes a market perspective connecting the country’s AI infrastructure build-out to long-term value in Dubai and Abu Dhabi

DUBAI, UAE, July 2026 — K Estates, the boutique ultra-luxury real estate advisory operating across Dubai, Cannes and Monaco, has published a new market perspective on how the UAE’s nearly decade-long investment in artificial intelligence is positioning Dubai and Abu Dhabi at the front of the global AI map, and why that reaches all the way to property.

The perspective traces a deliberate sequence rather than a sudden arrival. The UAE became the first nation in the world to appoint a Minister of State for Artificial Intelligence in 2017, opened the world’s first graduate university devoted entirely to AI in 2019, and has since produced sovereign open source models that rank among the strongest globally. That groundwork now sits beneath a 5GW UAE-US AI Campus in Abu Dhabi, the largest AI infrastructure project anywhere outside the United States, built with OpenAI, Oracle, Nvidia, Cisco and SoftBank.

The most recent development came this summer, when the United States eased its export controls to grant the UAE license-free access to the most advanced American AI chips, a status no other country in the region holds.

K Estates argues that infrastructure of this scale does not stay in the server rooms. It draws thousands of engineers and executives who need homes, the global technology companies that open offices wherever this kind of infrastructure gets built, and the capital that arrives alongside them. Cities that become anchors for an entire industry, the advisory notes, tend to hold their value differently, with demand that deepens, broadens across price points, and draws from a genuinely international pool of buyers and tenants.

“The question is no longer whether the UAE will matter in artificial intelligence. That has been answered,” said Khaled El Sherif, CEO of K Estates. “The useful question for anyone investing here is which addresses stand to benefit most as the map settles, and how early they choose to read it. Our role is to help clients see shifts like this one before they become obvious.”

The full perspective, “Where AI Lives,” is available on the K Estates website.
